Knowing what to put in the basket and curating it to each client can be challenging but today we are here to give you a few easy tips!
Tip #1: Every client is different!
We love personal baskets around here and try to cater each closing gift to our specific client! When creating a closing basket, you want to remember the characterisitcs and specific qualities about your client you've learned over time. For example, if your client has a dog, you can include a new dog toy for them in the basket! You always want to be careful to not include certain things that may not match well with the current client you are working with!
Tip #2: Set a budget!
It can be easy to get carried away and spend way more on a closing gift than you were originally anticipating! As a business, budget's are important. Start with a number you are comfortable spending on each client's closing basket and as you purchase items, keep track of the remaining budget you have left! This will help you stay organized and on budget!
Tip #3: Don't buy a huge basket!
Presentation is important when assembling your closing basket. You'll want to make sure to buy an appropriate sized basket to ensure the items all fit nicely! If you purchase too large of a basket, it can look liike the basket is not full/complete! We recommend staying on the small/medium side. You've finally had your offer accepted on your dream home! Now what? Today on the blog, we will be discussing the typical next steps of the home buying process once an offer has been accepted by the seller!
Having your offer accepted is an exciting experience and one of the best parts of the home purchasing journey! But, before the deal is official, there are a few additional steps that will lead you to closing day.
1. Earnest Money Deposit- On every real estate transaction, you will be required to put down an earnest money deposit within a short span of time after your offer is accepted. This shows you are a serious buyer and acts a deposit on the property you have had an offer accepted for. The amount is ususally 1% of the sales price but this is negotiable in certain transactions.
2. Home Inspection- The buyers will typically have approximately 10 days to schedule a home inspection of the home they are in the process of purchasing. This gives the buyers an opportunity to review the home and negotiate any possible repairs needed with the seller. In today's competitive market, we are seeing buyers waive the inspection to help their chances of an offer being accepted. We do always recommend an inpsection occur if possible!
3. Appraisal- During the above steps, your mortgage lender will also be doing many tasks behind the scenes to get your underwriting process going. One of these is to order an appraisal of the home. <a href="https://www.investopedia.com/terms/a/appraisal.asp">An appraisal is a valuation of the property and what it is worth</a>. If for any reason, your home appraises for less than you offered, you will have to negotiate with the seller or pay the appraisal gap.
4. Mortage Underwriting- If you are using a mortgage lender, as most home buyers do, you will go through a process called underwriting. This process will confirm you are eliglible to purchase the home you have submitted an offer for. You have received a pre-approval at this point but until you have offically been cleared to close, you have not fully been approved by the lender. Your lender will reach out to you over the course of your underwriting to have you provide necessary documents such as paystubs, bank statements, job verifications, etc. All of these documents will be used to verify you meet the necessary requirements.
5. Final Walkthrough- A final walkthrough of the home will usually occur the day before your closing is scheduled. This gives the buyer one last opportunity to make sure the house is ready for them to purchase and any repairs negotiated during the home inspection have been completed. Many buyers will have their home inspector peform another inspection at this time to confirm this.
6. Closing Day- The most exciting day in the home buying journey! You will offically walk away as the owners of your new home once all the necessary documents and payments have been made. Your realtor and lenders will help schedule the closing appointment with a settlement company or attorney who will walk you through the legal paperwork required to be handled to close the deal. You'll also be required to have the necessary cash to close amount provided by your lender at this time.
Once the above steps are completed, you will officially be handed the keys to your new home and beginning your new journey as a homeowner!

Exterior-This is where the old saying, "You only get one chance to make a first impression" really rings true.
Clean up the yard by removing leaves or weeds, cut the grass, and plant seasonal flowers, if flower beds need updating.
If necessary, power wash the exterior of the house, driveway, patio or front porch.
Clean all windows and doors outside.
Check that all lightbulbs are in working order.
If you have a pool, remove the cover and any floating devices. Skim the top and remove any debris.
Wipe down outdoor furniture or lawn decor. Open your patio umbrella if you have one at an outdoor table.

Interior- Now is the time to make the inside of your home sparkle. One of the most important things you can do is to make sure your home is super clean- no area should be overlooked including faucets, switch plates, any molding, and window sills.
The key is to simplify and streamline each room.
Remove clutter- old mail, magazines, newspapers, books and knickknacks- anything that can be discarded or that you're not using anymore can be placed into storage bins or out of sight.
Replace any lightbulbs that are not working.
Conceal cable boxes, cords, or remotes.
Go room by room and deep clean. Wash windows, wipe down counters, cabinets, appliances, walls, vacuum and mop floors.
If necessary, have carpets cleaned or pick up runners and throw rugs so that floors can be clearly seen.
Organize kid's rooms so that toys, books, and games are placed in bins or in closets.
If you have pets, if possible, have them off the property during the photo shoot.

The day of the photoshoot:
Exterior:
Remove cars from the driveway and park them away from the front of the home.
Make sure garbage cans, recycling bins, garden hoses, and any items cluttering the front or back yard are out of sight. If possible, place grills in the garage or shed.
Sweep the sidewalk, pathways, front porch and driveway.
Interior:
Starting at the front entry, vacuum and mop all the floors throughout the home. Straighten pillows on furniture, open blinds and curtains, turn on all lights or lamps but leave ceiling fans off.
Touch up kitchen surfaces and appliances, glass tables, bathroom counters or mirrors, or any areas that might have smudges or fingerprints that need to be removed.
Remove small appliances from kitchen countertops and place any sponges or soap dispensers under cabinets. Also, take down any magnets or pictures you may have placed on the refrigerator, as well as anything on top of the fridge.
Remove any dishtowels hanging on hooks or appliances.
Consider relocating trash cans to concealed spots temporarily, this includes in the kitchen. bathrooms, and bedrooms.
If you have a dining room or eat-in kitchen, set the table with place settings, fresh flowers or a decorative bowl in the center of the table.
Be sure beds are made, pillows are fluffed, and items are off the floor in all rooms.
Turn off all computers and TV's, tuck away remote controls.
In bathrooms, remove all personal belongings and toiletries from bathtubs/ showers and counters. Put down the toilet lid and replace the roll of toilet paper. Remove any toilet accessories such as brushes or plungers.
If possible, hang white towels on towel rack.
Take a final walkthrough before your photographer arrives and look at your home from the eyes of a prospective buyer. Is it presented the way you would like it to be photographed? If not, make the small changes needed, if so, then sit back and relax, your job is done.

In addition to coming home to a clean home, here are some tips to prepare and keep your home safe while you are away:
Set your A/C and heating system. Don't turn the unit(s) off completely. If you are leaving in warm weather, HVAC professionals reccommend setting the thermostat roughly 10 degrees cooler than the outdoor temperature. If you're going away during winter, set the heat around 55 degrees so the pipes won't freeze.
Check windows. Make sure all windows are securely locked. Adjust blinds and drapes to block views but do not make it appear overly obvious.
Prevent leaks. Turn off icemaker in refrigerator and cut off water supply to toilets if they have the tendency to run.
Leave a few lights on, front and back of the home and also inside. If these lights can be put on a timer, that’s a bonus.
Make sure any vehicles left at home are securely locked and no valuables are inside. If you have a garage with room to spare, move the vehicle in there to prevent theft and potential damage from bad weather.
If you have a trusted neighbor close by, tell them you are going out of town and ask them to keep an eye out on your home. Ask them to hold on to any stray packages that arrive for safe keeping and to prevent theft. Packages piling up at the front door will signal to everyone you are not home.
Cover and secure patio furniture. Tie down umbrella. Put grill cover on.
Unplug air fresheners, wax warmers, and all other small appliances.
Empty mailbox.
Check smoke detectors. Replace the battery if their is a chirp or warning light.
If you have an alarm system, set it.
Lock the doors. Side entry, patio, and garage doors are can be easily overlooked.

1. Hire a Real Estate Professional
Finding a licensed real estate broker that you can trust, who will guide and support you throughout the home buying process, is the first and one of the most important decision you need to make.
2. Get Pre-Approved
Choose a lender, fill out a loan application, and provide documentation needed for the loan approval process such as paystubs, bank statements, tax returns, proof of employment, and credit score.
3. Narrow Your Home Search
Understanding what you're looking for is a top priority. You'll want to consider the location, price, square footage, style, and features of the property such as number of beds and baths, floor layout, and outdoor space. Utilizing your Agent's high-tech search tools and their connections to sellers saves you time searching online.
4. Make An Offer
During this step, your Agent will provide you with a pricing and market analysis to make sure your offer is competitive and accepted. Before submitting an offer, you'll determine the amount of the down payment, the amount of financing needed, and the amount of the earnest money deposit. 6. Home Inspection and Repairs

In general, they will go through the interior and exterior of the property to record any broken, defected, or hazardous conditions in the house or areas surrounding the property. Let's start out the New Year with some encouraging news about the state of the real estate market as reported by Fannie Mae.
The latest statistics from Fannie Mae’s Home Purchase Sentiment Index, (HPSI), stayed steady at 80.0 in November and December. The HPSI tracks consumers' housing-related attitudes, intentions, and perceptions about buying conditions, selling conditions, mortgage rate outlook, job loss concern, and changes in household income.
While the index plummeted in the spring after much of the country was placed into a temporary lockdown, key indicators have slowly recovered over the past six months.
A majority of buyers, 57%, feel this is the right time to venture into the home buying process, as the 30-year fixed-rate average fell to a historic low of 2.87% in September and has remained below 3% over the past three months. According to the Washington Post, "The 30-year fixed rate is at its lowest level since Freddie Mac began tracking mortgage rates in 1971".
Another key indicator which saw a positive increase is the percentage of respondents who said they would buy, versus renting, if they were moving. At 67%, this figure has been holding steady for the past few months. Respondents who said they weren't concerned about losing their jobs stayed consistent at 76%.

Existing homeowners are also sensing the rebound in the housing market as 59% of survey respondents state now is a good time to sell a home. According to the survey results, "consumers report a substantially more optimistic view of home-selling conditions, expected home price growth, and the labor market".
More than two-thirds of survey respondents expressed confidence that home prices will increase or at least stay the same over the next twelve months, buoying their belief that now is the right time to sell.

1. Insulate Your Home Properly
According to the U. S. Dept of Energy, "On average, you can save up to 20% on your home's heating costs or up to 10% of its total energy costs by adding insulation to attics, floors, crawl spaces, and floors...reducing unwanted air leaks all around your house".
2. Install a Programmable Thermostat
They recommend "setting the thermostat to 68°F while you're awake and setting it lower while you're asleep or away from home" in the winter to save up to 10% on your heating costs. Their energy saver guide notes " to operate properly, a thermostat must be on an interior wall away from direct sunlight, drafts, doorways, skylights, and windows. It should be located where natural room air currents–warm air rising, cool air sinking–occur".

3. Seal Air Leaks
Per the U. S. Dept of Energy, "reducing the amount of air that leaks in and out of your home is a cost-effective way to cut heating and cooling costs, improve durability, increase comfort, and create a healthier indoor environment. Caulking and weather stripping are two simple and effective air-sealing techniques that offer quick returns on investment, often one year or less.
Caulk is generally used for cracks and openings between stationary house components such as around door and window frames, and weather stripping is used to seal components that move, such as doors and operable windows".
4. Install Window Treatments for Insulation
Another tip they suggest is to "keep the draperies and shades on your south-facing windows open during the day to allow the sunlight to enter your home and closed at night to reduce the chill you may feel from cold windows".

Ranked up there with Charlotte and Greenville, S.C., Richmond is noted for our cultural institutions, a "healthy business community—anchored by the headquarters of seven Fortune 500 firms and the Federal Reserve Bank of Richmond", our vibrant and award-wining restaurant scene and nationally recognized research being conducted at <a href="https://www.vcu.edu/">Virginia Commonwealth University </a>and the<a href="https://www.vcu.edu/research/"> Medical College of Virginia</a>.

The article notes that our metropolitan area "boasts a growing economy, a robust cultural scene and an enviable quality of life for most of its residents". With a strong presence in banking, finance, and healthcare, Richmonder's relish a flourishing job market that keeps unemployment steady at 2.6%, well below the national average of 10.2%. The past year has been a busy time for Zac and Becky as they welcomed twins, sold their existing home and bought their dream home, all while running multiple businesses. 1. Millennials Buy to Stay.
Thirty-six percent of their respondents could see themselves staying put for ten or more years. Many millennials are looking at homes with more square footage and close to the best school districts. This is a change from typical starter homes that some first-time home buyers tend to look at.

2. New Buyers Want Move-In Ready Homes.

It isn't just budgeting for restorations that concerns these home buyers, they also expressed challenges in finding the right professionals to do the work and knowing what would add value to their property.

3. Kitchens Are Still King.

1. Richmond City
Most notably, the significant demand for condos and subsequent pending and closed sales outpaced the same period last year by substantial percentages.
New Listings + 65.8%
Pending Sales + 44.4%
Closed Sales + 51.9%
NEW listings of single family homes continued to decline by 9.2% but pending sales increased by 31%, a hefty increase over the same period last year. Median and Average Sales Prices saw generous increases in the month of August.

2. Chesterfield County
In the county, pending sales for both condos and single family homes (SFH) approached a nearly 50% increase for each over August 2019.
Pending Condo Sales + 46.4%
Pending SFH Home Sales + 47.1%
While we saw a sizable jump in the number of closed condo sales equaling an increase of +24.2% over August 2019, the number of closed sales for SFH lagged behind at an increase of +2.9%, but still an increase!

Average Sales Price was $363,713 +17.4%
